The legal picture, honestly
- Eligibility: individuals of most nationalities can acquire property in Türkiye and receive a state title deed (TAPU). A small number of nationalities are restricted, and plots near military zones require clearance — we check eligibility first, free of charge.
- Limits: foreign individuals may hold up to 30 hectares nationwide; foreign ownership in any one district is capped at 10% of its area.
- Citizenship by investment: real-estate purchases meeting the official appraised minimum (currently USD 400,000, held 3 years) can qualify for Turkish citizenship, subject to government conditions that change over time.
- Costs: expect roughly 4% title transfer tax (typically shared or negotiated), plus notary/translation and appraisal fees. No residency is required to buy.
